In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 24, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Situated in the Township of Rootstown, County of Portage and State of Ohio and known as being part of Original Lot 7 of said township and also being a part of a parcel of land deeded to Nicholas Wancik, Jr., as recorded in Deed Volume 1021, Page 1092 of Portage County Records, being further described as follows:

Beginning at a railroad spike found on the North township line of Rootstown Township, also being the North line of Lot 7 and on the centerline of Hattrick Road, T.H. 110 (60 feet wide); thence S. 1 deg. 48' 00" W., 818.60 feet along the centerline of Hattrick Road to a point, said point also being the Southeast corner of a parcel of land deeded to A. & J. Pantalone as recorded in Deed Volume 941, Page 605 of Portage County Records and also being the true point of beginning for the parcel of land herein described; thence continuing S. 1 deg. 48' 00" W., 150.00 feet along the centerline of Hattrick Road to a point; thence West 833.21 feet to a 3/4" iron pipe set with the Cap No. 7122 on the East line of a parcel of land deeded to E. Drennen as recorded in Deed Vol. 705, Page 395 of Portage County Records and along passing over a 3/4" iron pipe set with Cap No. 7122 at 30.00 feet; thence N. 0 deg. 17' 40" W., 149.93 feet along Drennen's East property line to a 3/4" iron pipe set with Cap No. 7122 on the East line of a parcel of land deeded to R. J. Stutway as recorded in Deed Volume 857, Page 267 of Portage County Records, said iron pipe also being the Southwest corner of the aforementioned Pantalone property; thence East 838.69 feet along the South property line of the Pantalone property and passing over a 3/4" iron pipe set with Cap No. 7122 at 250.00 feet, 505.42 feet and over an 1/2" iron pipe found at 808.69 feet to the point of beginning and containing 2.877 acres of land as surveyed by Dan Stankavich, Professional Surveyor No. 7122, on April 19, 1990.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
