Situated in the Township of Ravenna, County of Portage and State of Ohio:
Being part of Original Lot 8 Middle Division of said township, and being part of a parcel of land now or formerly owned by Donald and Terry Bello per Deed Volume 1083, Page 747 of the Portage County Records, and being more fully described as follows:
Beginning at a 3/4" diameter iron rod found at the Northwest corner of Lot 8, Middle Division of Ravenna Township, said iron rod also being on the centerline of Dawley Road, T.H. 165 (60' wide); thence N. 88 deg. 00' 20" E., 529.00' along the North line of Lot 8, M.D. and the centerline of Dawley Road, to a point at the Northeast corner of a parcel of land, now or formerly owned by Greg S. and Ann M. Brown per Official Record Book 320, Page 688 of the Portage County Records, said point also being the true place of beginning for the parcel of land herein described; thence continuing N. 88 deg. 00' 20" E., 100.00' along the North line of Lot 8 M.D. and the centerline of Dawley Road, to a point; thence S. 01 deg. 38' 00" E., 300.00' and passing over a rebar set at 30.00' to a rebar set; thence S. 88 deg. 00' 20" W., 40.00' to a rebar set; thence S. 01 deg. 48' 00" E., 823.00' to a rebar set; thence N. 88 deg. 00' 20" E., 208.61' to a rebar set on the Grantor's East line, said line also being on the West line of a parcel of land now or formerly owned by Hazelbank, Inc. per Image Number 200204771 of the Portage County Records; thence S. 01 deg. 59' 02" E., 366.62' along the East line of the Grantor and the West line of the aforementioned Hazelbank parcel, to a 1/2" diameter iron pipe found at the Grantor's Southeast corner; thence S. 88 deg. 15' 20" W., 798.57' to a 1/2" diameter iron pipe found at the Grantor's Southwest corner, said pipe also being on the West line of Lot 8 MD; thence N. 01 deg. 48' 30" W., 786.13' along the West line of Lot 8 MD, to a 5/8" rebar found with I.D. cap "Stankavich 7122" at the Southwest corner of the aforementioned Brown parcel; thence N. 88 deg. 00' 20" E., 528.90' to a 5/8" rebar found with I.D. cap "Stankavich 7122" at the Southeast corner of the aforementioned Brown parcel; thence N. 01 deg. 48' 30" W., 700.00' along the East line of the aforementioned Brown parcel, and passing over a 5/8" diameter rebar found at 670.00' to the point of beginning and containing 13.642 acres of land are contained in the present road right of way of Dawley Road, as surveyed by Dan Stankavich, Professional Surveyor Number 7122 in November of 1990 and June of 2002. Bearing for the above described parcel are based on the centerline bearing of Dawley Road per Official Record Book 320, Page 688 of the Portage County Records. All rebar set are 5/8" diameter x 30" long with I.D. cap "Stankavich 7122", be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
