In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, February 23, 2026, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, March 9, 2026 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

Beginning at the intersection of the centerlines of Limeridge Road (CH-222) and the Ohio Turnpike; thence N. 0 deg. 42' 54" W., along the centerline of Limeridge Road, 265.00 feet to a point, the true point of beginning for the following described premises:
Thence continuing N. 0 deg. 42' 54" W., along said centerline 350.00 feet to a point; thence N. 89 deg. 37' 43" passing over an iron pipe at 30.00 feet, a total distance of 854.07 feet to an iron pipe; thence S. 36 deg. 40' 14" W., 439.35 feet to an iron pin found in the North line of the Ohio Turnpike; thence S. 89 deg. 37' 43" W., along said North line, passing over an iron pipe at 556.39 feet, a total distance of 586.39 feet to the true point of beginning and containing 5.787 acres of land, as surveyed in June, 1995, by Donald D. Harvey, Registered Surveyor No. 4112.

Beginning at the intersection of the centerlines of Limeridge Road (CH-222) and the Ohio Turnpike; thence N. 0 deg. 42' 54" W., along the centerline of Limeridge Road, 265.00 feet to a point, the true point of beginning for the following described premises; thence continuing N. 0 deg. 42' 54" along said centerline 150.00 feet to a point; thence N. 89 deg. 37' 43" E., passing over an iron pin at 35.00 feet, a total distance of 701.11 feet to an iron pipe; thence 36 deg. 49' 14" W., 188.29 feet to an iron pin found in the North line of the Ohio Turnpike; thence S. 89 deg. 37' 43" W., along said North line, passing over an iron pin at 956.39 feet, a total distance of 586.39 feet to the true point of beginning and containing 2.217 acres of land, as surveyed in November, 1995, by Donald D. Harvey, Registered Surveyor No. 4112.

Thence continuing N. 0 deg. 42' 54" W., along said centerline 100.00 feet to a point; thence N. 89 deg. 37' 43" E., passing over an iron pin at 25.00 feet, a total distance of 854.07 feet, to an iron pipe; thence S. 36 deg. 49' 14" W., 125.53 feet to an iron pipe; thence S. 89 deg. 37' 43" W., along said North line, passing over an iron pipe at 742.59 feet, a total distance of 777.59 feet to the true point of beginning and containing 1.873 acres of land, as surveyed in June, 1995, by Donald D. Harvey, Registered Surveyor No. 4112, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $200,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
