Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property and manufactured home for taxes, assessments, charges, penalties, interest, and costs as follows:

Full Street Address: 263 Bandy Road, North Benton, Ohio 44449; Deerfield Township

Manufactured Home: 1995 Colony Keystone; Serial Number ST06905A; Auditor's Account Number 08403.
Name and address of last known owner: Howard Newell, 263 Bandy Road, North Benton, Ohio 44449.
Amount of Judgment (1) for Property Taxes: $1,701.32; (2) Judgment for Manufactured Home Taxes: $980.09; (2) for Court Costs: $3,087.24; “MINIMUM BID”: $5,768.65.
All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.
Whereas, such Judgment orders such real property and manufactured home to be sold by the undersigned to satisfy the total amount of the Judgment;
Now, therefore, public notice is hereby given that 1, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will sell the parcel and manufactured home, at public auction, for cash, to the highest bidder of an amount that equals not less than $5,768.65 for the property identified as permanent parcel 10-036-00-00- 006-000, and 1995 Colony Keystone manufactured home at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 20 day of OCTOBER, 2025 at 11:00 am. If any property does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions as the first sale and at the same time of day and at the same place, on the 3 day of NOVEMBER 2025, for an amount that equals not less than $5,768.65.
PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.
TERMS OF SALE: CASH
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The entire balance of the purchase price shall be paid within thirty (30) days of the filing of the Confirmation of Sale, to the Portage County Sheriff.
