In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, August 4, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, August 18, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

 

Situated in the Township of Shalersville, County of Portage and State of Ohio, being part of Lot 75 in said township and part of the 34.8130 acre tract of land transferred to Roland G. March (Tr.) as recorded in File No. 200723432 and further described as follows, to wit:

Beginning at a pk nail set at the intersection of the centerline of Coit Road (County Highway 210-A - 60 foot r/w) and the centerline of State Route 303 (60 foot r/w); thence South 79 deg. 57' 33" West, along the centerline of State Route 303, a distance of 457.07 feet to a point which is the true place of beginning for the property herein described; thence South 10 deg. 02' 27" East, along the West line of a tract of land now or formerly owned by J. B. and J. Daniels (File No. 201014113) (and passing over 1/2" iron pipe found at a distance of 30.00 feet), a total distance of 386.64 feet to a capped rebar set; thence North 80 deg. 04' 38" East, along the South line of the aforesaid J. B. and J. Daniels tract, a distance of 14.53 feet to a capped pin found (7141); thence South 10 deg. 06' 45" East, along the West line of a tract of land now or formerly owned by F. R. Jr. and R. A. Rueher (File No. 200517396), a distance of 172.89 feet to a 1/2" iron pipe found; thence South 11 deg. 25' 43" East, along the West line of a tract of land now or formerly owned by P. K. Mangla (File No. 200236446), a distance of 31.32 feet to a capped rebar set; thence South 79 deg. 56' 04" West, through the land of the Grantor, a distance of 165.51 feet to a capped rebar set; thence North 10 deg. 02' 27" West, through the land of the Grantor (and passing over a capped rebar set at a distance of 560.71 feet), a total distance of 590.95 feet to a point in the center of State Route 303; thence North 79 deg. 57' 33" East, along the centerline of State Route 303, a distance of 150.00 feet to the true place of beginning of the herein described parcel. Containing 2.1038 acres of land, based on a field survey by Beth A. Pearson, P. S. No. 8430, in June 2017 (0.1038 acres - road r/w, 2.0000 acres - lot area). The basis of bearing is Grid North, Ohio State Plane Coordinate System, North Zone, NAD83. Subject to all legal highways and any easements or restrictions of record. Capped rebars set are 5/8" x 30" with "Pearson PS-8430".

Said Premises Appraised at $195,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
