In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, August 4, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, August 18, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:
Real property situated in the City of Ravenna, County of Franklin, now Brady Lake Village, County of Portage and State of Ohio:
PARCEL ONE:
Situated in the Village, County and Portage aforesaid and known as being a part of Franklin Township Lot No. 35 and described as follows:
Being all of Lot No. 688 of the Clapp Subdivision of Brady Lake Allotment as the same is platted and recorded in Plat Book 6, Pages 7 and 8 of Portage County Plat Records.
PARCEL TWO:
Situated in the Village of Brady Lake, County of Portage and State of Ohio, and being part of Lot 35, in the Original Franklin Township and being the tract of land transferred to C. W. and B. Brown, as recorded in Deed Volume 620, Page 73 and further described as follows to wit:
Beginning at a capped rebar set at the intersection of East right of way line of Merrill Road (30 feet R-W) and the South right of way line of Rankin Drive (50 feet R-W); thence North 58 degrees 10 minutes 45 seconds East, along the South right of way line of Rankin Drive, a distance of 197.24 feet to a capped rebar set, which is the true place of beginning for the property herein described:
1. Thence North 58 degrees 10 minutes 45 seconds East, along the South right of way line of Rankin Drive, a distance of 36.90 feet to a capped rebar set;
2. Thence South 31 degrees 49 minutes 15 seconds East, along the West line of a tract of land now or formerly owned by N. H. Lorandeau (File Number 200502534), a distance of 40.00 feet to a capped rebar set;
3. Thence South 58 degrees 10 minutes 45 seconds West, along the North line of a tract of land now or formerly owned by A. A. Jarvis (O.R.V. 461, Page 98), a distance of 36.90 feet to a capped rebar set;
4. Thence North 31 degrees 49 minutes 15 seconds West, along the East line of a tract of land now or formerly owned by N. M. Rosar (File Number 201616340), a distance of 40.00 feet back to the true place of beginning of the herein described parcel. Containing 0.0339 acres of land, based on a field survey by Beth A. Pearson, P.S. Number 8430 in June 2017. The basis of bearing is Grid North, Ohio State Plane Coordinate System, North Zone, NAD 83. Subject to all legal highways and any easements or restrictions of record. Capped rebars set are 5-8 inches by 30 inches with "Pearson PS-8430".

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
