In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, July 7, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, July 21, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

And known as being part of Streetsboro Township Lot 11 and further described as follows:
Beginning at a point in the center line of the Aurora-Hudson Road, C.H. 198, N. 81 deg. 35' E., 327.38 feet as measured along said center line and extension thereof from the West line of Lot 11, of Streetsboro and of Portage County; thence continuing N. 81 deg. 35' E., 83.85 feet to a boat spike at an angle point in said center line; thence N. 69 deg. 42' 40" E., 11.06 feet along said center line to a concrete nail; thence S. 2 deg. 38' E., passing over iron pipes at 37.3 feet and at about 107 feet, 445.94 feet to an iron pipe in the South line of Lot 11; thence N. 88 deg. 30' W., 94.50 feet along said South line to an iron pipe; thence N. 2 deg. 35' 40" W., 427.32 feet to the beginning, passing over iron pipes at about 100 feet and at 30.16 feet from said beginning and containing 0.941 acres of land, as surveyed in October, 1960, by Walter J. Stockman, RS 1973 (deceased) and described by R. E. Stockman, RS 5134, October 10, 1975 by Stockman & Associates, Inc. Be the same more or less, but subject to all legal highways.

TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
