Whereas, Judgment of Foreclosure has been rendered against certain parcels of real property for taxes, assessments, charges, penalties, interest and costs as follows:

Description:

Situated in the City of Ravenna, County of Portage and State of Ohio:

And known as being part of Ravenna Township Lot 12S and further described as follows:

Beginning at the intersection of the South line of Lot 12S with the center line of Diamond Street; thence N. 87 deg. 45' W., passing over an iron pipe at 25.00 feet, 88.20 feet along said South line, and the North line of the Erie Lackawanna Railroad right-of-way, to an iron bar; thence N. 65 deg. 00' W., 220.07 feet along said right-of-way to an iron pipe; thence N. 25 deg. 00' E., 120.32 feet to an iron pipe in the South line of land now owned by B. Kline; thence S. 65 deg. 12' E., 266.70 feet along Kline's South line to said center line of Diamond Street, passing over an iron bar 26.87 feet from said center line; thence S. 3 deg. 17' W., 93.78 feet along said centerline to the beginning; and containing 0.770 acres of land, be the same more or less but subject to all legal highways as surveyed by R. E. Stockman, R.S. 5134, December 20, 1971.

Note: The parcels described herein are subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If the parcels are required to be re-surveyed to meet these standards such re-survey is the responsibility of the successful bidder at Sheriff sale. Amount of Judgment (1) for Taxes: $42,235.00; (2) for Court Costs and Fees: $3,057.35; “MINIMUM BID”: $45,292.35.

All of the above properties being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property consisting of the specified parcel to be sold together by the undersigned to satisfy the total amount of the Judgment;

Now, therefore, public notice is hereby given that I, BRUCE D. ZUCHOWSKI, Sheriff of Portage County, Ohio, will sell each parcel, at public auction, for cash, to the highest bidder of an amount that equals at least $45,292.35 for the property, at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, OH 44266 on the 5th day of June, 2023 at 11:00 a.m. If any parcel does not receive a sufficient bid, it shall be offered for sale, under the sam terms and conditions and at the same place on the 26th day of June, 2023, for an amount that equals at least $45,292.35 for the property.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
