In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C” in Ravenna, in the above named County, on Monday, April 20, 2020, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, May 4, 2020 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage and State of Ohio, and known as being the West half of Lot No. 75 of the original plat of the City of Ravenna, as recorded at Deed Book 1, Page 186, Portage County Records, but excepting therefrom 37 feet off the South side of said Lot No. 75.

Situated in the City of Ravenna, County of Portage and State of Ohio, and known as being part of Sublot 75 of the original plat of the City of Ravenna in Township Lot 61 S.D. and further described as starting at the Northwest corner of Sublot 75 and the intersection of the East line of Cherry Way with the South line of West Main Street to the Grantee's Northeast corner; thence South 0 deg. 01' 30" East, 91.95 feet along the Grantee's East line to the true place of beginning; thence North 89 deg. 53' East, 0.55 feet; thence South 0 deg. 45' East, 51.65 feet along the East line of a brick wall; thence South 89 deg. 53' West, 1.20 feet to the Grantee's Southeast corner; thence North 0 deg. 01' 30" East, 51.65 feet along the Grantee's East line to the true place of beginning. Situated in the City of Ravenna, County of Portage and State of Ohio and being known as a part of Ravenna Township, Lot 61, and further known as being part of Sublot 75 of the original plat recorded in Vol. 1, Page 186 of the Portage County Deed Records, of the City of Ravenna, and further described as follows:

Beginning at the Southwest corner of said Sublot 75 and at the intersection of the North line of Maple Lane with the East line of Cherry Way; thence North 0 deg. 01' 30" West, 37.50 feet; thence North 89 deg. 53' East, 33.00 feet; thence South 0 deg. 01' 30" East, 37.50 feet to an iron pipe in the South line of Sublot 75; thence South 89 deg. 53' West, 33.00 feet to the beginning and containing 0.028 acres of land, be the same more or less, as surveyed August, 1971, by David Collier, Registered Surveyor No. 4819.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
